Leicester’s historic Silver Arcade is undergoing somewhat of a renaissance, once again championing independent businesses and fostering a vibrant community spirit.

Having had numerous empty units over the past decade, the shopping arcade is coming back to life with the launch of a number of new independent partners. After 50 years in the same family, the arcade is entering an exciting new chapter, blending its rich heritage with a modern vision. We chatted to the owners to find out more about their vision.

A Legacy of Local Business

The arcade’s story is deeply intertwined with Leicester’s history. It has been the home to, and seen the rise of, many much-loved Leicester independents.

For five decades, the building has been a family affair, with its ownership residing within the same family. For a significant portion of that time, the arcade was leased to Thomas’s Amusements, who in turn sublet units to independent traders. Ten years ago, the family reclaimed the lease, inheriting a building in need of significant restoration. Faced with the choice of selling or revitalizing the iconic structure, they opted for the latter, embarking on an ambitious £3 million refurbishment project.

As a Grade II listed building, the renovation process was a delicate balancing act. Extensive collaboration with planners, the Civic Society, and the Victorian Society ensured that the arcade’s original features were meticulously preserved while bringing the building up to modern standards. This commitment to heritage is evident throughout the arcade, where historical charm seamlessly blends with contemporary design.

A Vision for Independence

2024 marked a turning point, with the exciting openings of Above Ground vintage Shop and Super Game Shack expanding with their Level 2 coffee shop, along with Hollow Heart Tattoo Studio on the same floor. They’ve now been joined by Out of Joint Records, with more openings on the horizon. Of course the wonderful Bryter Moon Deli is also a wonderful spot on the ground floor. These additions signal a clear commitment to fostering a thriving hub for independent businesses.

“This is just the beginning of a new independent vision for the Arcade, creating a unique destination in Leicester city centre.”

Looking to the Future

Looking ahead, the owners have ambitious plans for the Silver Arcade. The focus remains firmly on attracting and supporting independent retailers, creating a diverse and engaging shopping experience.

“Our aim is to build a strong community of like-minded businesses, making the arcade a destination for those seeking unique and locally sourced goods and services”

Affordable Opportunities for Start-Ups

Understanding the challenges faced by start-ups and local independents, the owners have taken a proactive approach by reducing rents. This makes the units significantly more affordable, providing a fantastic opportunity for aspiring entrepreneurs to establish their presence in a prime city centre location. The reduced rents are a clear indication of the owners’ commitment to nurturing the next generation of independent businesses and fostering a vibrant local economy.
